DESCRIPTION:

This ±95-acre project is a purpose-built, full-service film and television studio campus totaling approximately 1,300,000 SF. The development includes 19 sound stages ranging from 16,000 SF to 40,000 SF, a 500,000 SF production support building, a 200,000 SF office building, a 5-level parking structure, and various auxiliary facilities such as a café, catering buildings, a car wash, a facilities building, and multiple guard booths.

Designed to accommodate up to eight simultaneous productions, the campus functions as a highly efficient, self-contained production environment that also prioritizes traffic mitigation and neighborhood compatibility. Its architectural character is inspired by early 20th-century industrial themes that reflect the surrounding context.

DESCRIPTION:
A high end restaurant tenant improvement featuring a 1,400 square foot dining room and custom bar. An enhanced entry reveals a suspended glazing system incorporated into the skin of the building to provide an icon to downtown Manhattan Beach. A new roof deck accommodates a residential unit on the 2nd floor.

Stucco, wood, and metal construction with two moment frames to create an open-concept dining and bar design. Designed in collaboration with Gulla Jonsdottir.

DESCRIPTION:
This project consists of a speculative shell concrete tilt-up industrial building on an approximate 7.79 acre site. The total building footprint is about 156,500 SF; 151,500 SF for warehouse and 5000 SF for office. With plenty of space for designated parking, allowable space for 18 dock doors, 2 grade doors, and 26 trailer stalls is achieved.

DESCRIPTION:
This two-building project on a 16.54 acre site consists of TAWA's corporate headquarters, a central kitchen, cold storage, and distribution center. Each building features 32' clear height. Building 1 totals approximately 179,000 square feet, including a dry good grocery warehouse with 9,000 square feet office/training tenant improvements.
Building 2 total approximately 194,000 square feet, including nearly 50,000 square feet of office on two levels, 30,000 square feet of freezer and cold storage for perishable products, and a central kitchen.

The USDA certified central kitchen will prepare pre-packaged and ready-to-eat products for Southern California stores.

DESCRIPTION:
This ±350,000 SF development features one six-story and two three-story LEED-certified office buildings, along with three single-story office buildings. A five-level parking structure and self-storage facility is integrated into the site, supported by 40-foot-tall concrete masonry MSE retaining walls that elevate the project for maximum visibility along the 91 Freeway.

The six-story office building incorporates floor-by-floor concrete masonry mechanical rooms, with ground-mounted cooling towers screened by masonry walls, strategically designed to optimize rentable office space while maintaining efficient building systems.

DESCRIPTION:
This three-story 79,000 square feet office building is similar to the client's adjacent building designed by GAA over 10 years earlier. The new building features elevator access to the roof-top helipad, executive offices, board room, and administrative offices.

The tilt-up concrete ductile frame design reduced foundation and detailing costs while enabling additional glass area.
