Located in Kapolei, Oahu, Hawaii, this proposed mixed-use master plan integrates a state-of-the-art film studio with supporting commercial uses and the University of Hawaii–West Oahu campus.
The development comprises three distinct zones: a 17.78-acre film studio with 244,100 SF of sound stages, production facilities, and support spaces; a 4.70-acre studio support area with 55,000 SF of creative offices and vendor spaces; and a 10.89-acre Town Square featuring 213,000 SF of retail, restaurants, live/work housing, and a potential hotel.
The master plan emphasizes connectivity between the campus, studio, and commercial areas through pedestrian promenades, shared parking, landscaped gathering spaces, and strategically located gateways. Designed for phased development, the project establishes a cohesive, pedestrian-oriented environment that supports film production, education, and community activity.
